Privacy Policy
Last updated: upon publication of this page.
We built PMI Calculator with privacy as a founding principle. This page explains exactly what information we handle, what we do not, and the rights you have.
The short version: we do not collect your calculator inputs. We do not require you to sign up. We do not sell leads to lenders or insurers. We do not ask for your name, address, phone number, or email. The only data we handle comes from standard web analytics (which pages you visit) and advertising (if you see ads).
Who we are
PMI Calculator (pmicalculator.net) is an independent, free online tool that estimates monthly private mortgage insurance costs. We are not a licensed mortgage broker, lender, insurer, or financial advisor. We are an informational website that provides educational calculators and reference content about mortgage insurance.
This privacy policy applies only to pmicalculator.net and its subdomains. It does not apply to any third-party website that may link to or from our site.
What information we collect
Analytics data (anonymous)
We use web analytics to understand how visitors use our site. This includes pages visited and time spent on each page, approximate geographic location (country and region, derived from IP address), device type and browser, referring website, and search terms that led you to our site where available. This information is aggregated and anonymized. We cannot identify you individually from analytics data.
Local browser storage
Our calculator uses your browser's local storage to remember your light or dark theme preference. This data never leaves your device, is not transmitted to our servers, and is not accessible to us.
URL parameters
If you share a calculator link that contains your scenario parameters (home price, down payment, and so on), those parameters are visible to anyone with the URL. Only share such links with people you trust. We do not log or store these URLs.
Contact form data
If you email us through our contact page, we receive your email address and the content of your message. We use this solely to respond to your inquiry. We do not add you to any marketing list.
What we never collect
We want to be explicit about what we never collect:
- Your calculator inputs. Home price, down payment, credit score, loan amount, and all other values you enter into our calculators are processed entirely in your browser and are never transmitted to our servers or stored by us.
- Personal identifiers. We do not require or request your name, physical address, phone number, Social Security number, date of birth, or any government-issued identifier.
- Financial account data. We do not ask for or receive bank account numbers, credit card numbers, loan account numbers, or any other financial account details.
- Email addresses, except when you proactively email us.
- Mortgage lead information. We do not operate as a lead-generation site. We do not collect your information to sell to lenders, insurers, or mortgage brokers.
- Credit report data. We do not pull your credit report, FICO score, or credit history. The credit score tier you select in our calculator is used only for the in-browser calculation and is not stored or transmitted.
How we use information
The limited information we do collect is used only to operate and improve the website, understand which content is most useful, detect and prevent fraud or abuse, comply with legal obligations, and respond to your inquiries if you contact us. We never sell, rent, or trade any user information to third parties for marketing purposes.
Third-party services
We rely on a small number of third-party services. Our website is hosted on a cloud infrastructure provider such as Vercel, which may log technical request data (IP addresses, timestamps) for security and operational purposes. We may use Google Analytics 4 or Plausible Analytics to understand aggregate visitor behavior. We load the Inter typeface from Google Fonts, which means your browser makes a request to Google's servers when you visit. We may display advertisements through Google AdSense or a similar network, which may use cookies to show relevant ads.
We do not control the data practices of these third parties and are not responsible for their actions. Each has its own privacy policy.
Cookies and tracking
Our site uses three categories of cookies and local storage. Essential cookies are required for the site to function and remember your preferences (such as light or dark theme). These cannot be disabled. Analytics cookies help us understand which pages are useful. They are anonymous and aggregated. Advertising cookies allow ad networks like Google AdSense to show ads relevant to your interests. If disabled, you will still see ads, but they will be non-personalized.
When you first visit the site, you will see a cookie consent banner where you can accept all, reject non-essential, or customize your choices. By default, before you choose, analytics and advertising cookies are denied (per Google Consent Mode v2 defaults). Your consent choice is remembered for 12 months after which you will be asked again. You can change your choice at any time by clicking "Cookie settings" in the site footer.
You can also control cookies through your browser settings. Blocking cookies may affect the functionality of our site and other sites you visit.
Advertising
We may display third-party advertisements to help cover the cost of maintaining this free resource. Ad networks like Google AdSense use cookies and may collect information about your visits to this and other websites to show you ads relevant to your interests. We do not control which specific ads are shown. You can opt out of personalized advertising by visiting aboutads.info or youronlinechoices.com.
Displaying an advertisement is not an endorsement by us of the advertiser, their products, or their services.
Your rights under GDPR
If you are located in the European Economic Area or United Kingdom, you have the right of access, right to rectification, right to erasure, right to restrict processing, right to data portability, right to object, and right to withdraw consent. To exercise these rights, contact us through our contact page. Note that because we collect so little personal data, in most cases we will have no personal data about you to access, correct, or delete.
Your rights under CCPA
If you are a California resident, you have additional rights under the California Consumer Privacy Act: the right to know what personal information we collect, use, and disclose; the right to delete personal information we have collected; the right to opt out of the sale of personal information (we do not sell personal information); and the right to non-discrimination for exercising these rights.
Data retention
Analytics data is typically retained for 14 months. Email correspondence is kept only as long as necessary to respond to your inquiry, usually 90 days. We do not retain calculator inputs because we never collect them.
Children's privacy
Our site is not directed at children under 13 (or under 16 in the EEA and UK). We do not knowingly collect personal information from minors. If we discover that we have collected such information, we will delete it promptly. Parents or guardians who believe their child has provided us with personal information should contact us.
Changes to this policy
We may update this privacy policy from time to time to reflect changes in our practices, services, or legal requirements. We will update the "Last updated" date at the top of this page. Material changes will be announced on our homepage for at least 30 days. Your continued use of the site after any changes constitutes acceptance of the updated policy.
