About PMI Calculator

An independent, free educational resource for homebuyers who want to understand private mortgage insurance before signing their loan documents.

Why this site exists

Private Mortgage Insurance (PMI) is one of the most misunderstood costs in homeownership. On a typical $400,000 home with 10% down, PMI can add $90 to $300 to your monthly payment, and it can continue for years if you do not know how to cancel it. Yet most buyers meet PMI for the first time when they are already deep in loan paperwork.

PMI Calculator was built to fix that. The goal is simple: let anyone estimate their monthly PMI in under a minute, understand how the rate is set, and see exactly when it will drop off their loan. All free, all in your browser, nothing stored, no signup.

What makes this calculator different

Our rate table is a composite of publicly available MGIC, Radian, and Essent rate cards, reviewed quarterly. Your inputs stay in your browser; we never send, log, or store your home price, down payment, credit score, or any other number. We do not collect your contact info and sell it to lenders. There is no email form or account to create. The entire calculator, methodology page, and all guides are freely available to everyone, on any device.

What we are not

We want to be absolutely clear about what this site is and is not. We are not a licensed mortgage lender; we cannot offer you a loan or quote you a rate. We are not a mortgage broker; we do not match you with lenders. We are not an insurance company or agent; we do not sell policies. We are not a financial advisor, tax advisor, or attorney; we cannot give you personalized advice. We are not affiliated with MGIC, Radian, Essent, National MI, Arch MI, Enact, FHA, VA, USDA, Fannie Mae, Freddie Mac, or any other lender, insurer, or government agency. We are not a US-regulated entity and have no US business presence.

Think of this as the mortgage insurance equivalent of a well-maintained reference article with a built-in calculator.

How we build and maintain content

Our PMI rate table is a composite built from publicly available insurer rate cards, Fannie Mae and Freddie Mac underwriting guides, and HUD Mortgagee Letters for FHA MIP. We review the rates each quarter and update when published sources change.

All guides and explanatory content on this site are written to be factually accurate and conservative in their claims. Where federal law applies (such as the Homeowners Protection Act of 1998), we reference the statute directly. Where we are providing general industry information, we say so.

If you find an error, a wrong rate, an outdated regulation, or a math mistake, please tell us through the contact page. We fix verified errors within a few days.

How this site makes money

Running a website costs money (domain, hosting, maintenance time). We cover those costs through display advertising from networks like Google AdSense, which are clearly marked and do not influence our content, and through occasional affiliate links to mortgage-related products or services, which never cost you more than going direct, and which we only include for products we believe genuinely help users.

We never let advertisers or affiliate partners influence what we write, which rates we show, or how our calculators work. Our content stays objective regardless of monetization. We do not sell your contact information to lenders. We do not require sign-up to see results. We do not gatekeep content behind an email form.

Who is behind this site

PMI Calculator is an independently operated website. The site was built and is maintained by Piyush Mantri, a digital growth professional based in India who runs piyushmantri.com and publishes under the PM. brand. You can find professional background on LinkedIn.

We built this site because the existing PMI calculators we found online either required signup, sold leads, hid their methodology, or gave vague estimates without explaining how they got there. We do not claim to be mortgage professionals in the licensed sense. We are independent builders who care about making useful, honest tools for homebuyers.

All content is researched from publicly available sources, written by humans, and reviewed before publication. We are not a lender, not a licensed advisor, and not US-based. See our full disclaimer for the complete picture of what we are and are not.
